Scope: 148 residential units: 9.600 m2 living space; Kindergarten: 6 groups approx. 1.200 m2 space

Urban planning concept:
The new development plan resulted in a spatial image of a new definition of the street space as a sequential sequence of reference systems. Three building plot units of almost the same length, each wirth a hight point, create a district identity and shape the porous urban space concept. The compact block design enables high living quality and thanks to the height development, ensures a very good connection to the open space for all apartments. The "Epk" area to the East will be retained in its extend and will be upgraded. It acts as an important social stability and vital public life.
Architectural concept:
Following the urban planning concept, a building structure accentuated by high points will be developed. Due to the corner location, the approach was to generate a building that is attractive on all sides and that reads as a single unit in terms of design despite the difference in height.
The balcony bands with offset projections running around all sides define easily usable outdoor spaces. This means that every common room has access to the open space, which generates added value for the quality of living and ventilation.
A large proportion of the apartments are also illuminated and ventilated on two sides.
The surrounding projections also ensure a "shadow space" in front of the facade; this zone also has a good effect in terms of overheating in summer.
The ground floor is mostly dedicated to the kindergarten. The entrance is via Viktor Kaplan Street, as children can be safely "delivered" here.
The naturally lit staircases are also accessed from Viktor Kaplan Street and Donaustadt Street, and each staircase has a stroller and bicycle storage room directly attached.
Since this a larger complex, the storage rooms, which are located at ground level and have natural light, are designed so that bicycles can also be stored here. This service zone is located in the North at the point where Viktor-Kaplan-Steg rises as a crossing over Donaustadtstraße. In the inner corner of the building, on the ground floor and first floor, there is a two-story common room with a laundry room. This zone is lit on the ground floor via an atrium courtyard, and on the first floor the common room offers a direct exit to the spacious roof terrace, which is located on the roof of the kindergarten and provides space for the toddlers' playground. The apartment mix is made of around a quarter of one-, two-, three-, and four- room apartments. The one-room apartments are located in the low connecting building and extend through to the arcade. This means that these apartments can be adapted in a variety of ways. Most of the multi-room apartments have corner lighting.
