Project description
The "Sintstrasse building site A" project extends into the Linz harbor district and is in the immediate vicinity of the listed Sintstrasse settlement.
The ensemble and the new buildings
The preservation of 11 houses grouped around the green area is of great importance in order to continue the concept of the garden city area. On the building sites in the North (building site A) and in the South (building site C), the new buildings will be placed in such a way that they take up the orientation of the existing buildings.
The order of the buildings along Sintstrasse will be maintained and the height of the new buildings will be closely aligned with the listed structure. On building site A in the North, 3 floors (without an attic) are planned, while in the South the building height will be reduced from 4 to 2 floors to adapt to the existing biuldings. On one hand, it creates a seamless connection to the existing new residential complex in the South, and on the other hand, it respects the small-scale structure of the existing development. This means that the character of the open spaces between the buildings is largely preserved.
Building site A
The main entrance and the access to the underground car park are in the western part of the site on Sintstrasse. The building is divided into two compact three-story cubes, which are accessed via a shared staircase. This staircase, which extends between the two buildings, enables barrier-free access from Sintstrasse.
The building comprises a total of 17 apartments and is equipped with an elevator via the staircase. The ground floor apartments have spacious private gardens, while all apartments on the upper floors have easily usable balconies on the main facade.
The basement not only contains the underground car park (with space for 17 cars, including one barrier-free parking space) but also technical rooms, associated cellar compartments and a spacious bicycle storage room.
The exterior design of the building is based on the existing building in terms of color. The facade is kept in a subtle cream white, with accents such as the entrance area in "reseda" green.
The project's playground is located on the northwest side of the site and can be expanded into a comprehensive play area in combination with the existing playground of the neighboring project.
