QUARTIER M
Urban design for a mixed-use quarter with company apartments for the Munich municipal utilities
1st price for the design of the residential building
Location: Hanauer Straße / Dachauer Straße, Munich (Germany)
Program: 123 residential units, 8.300 m² floor area
Timeline: 2014 - 2022
Promoter: Stadtwerke München GmbH
Open Space: YEWO Landscapes
Urban Planning Concept:
Starting from the swimming pool lawn, the natural green space leads into the new city quarter.
The first row of houses (four 8-storey points) is permeable, so that the edge of the park can be pulled back to the second row of houses.
The interweaving of the two structures (green space and urban development) is the overarching theme; the development structure enables the permeability and enables the staging of public space with a restraint simplicity.
The green space changes "Hanauer Straße" from meadows to perennial fields to an area with water-bound path surfaces and rows of trees. The "green effect" evolves from a ground-level to a roof-like element. In the opposite direction, paved fields of opportunity develop towards the meadow, therefore combining both elements, the built up city and the natural open space.
By moving Emmy-Noether-Strasse to the east side of the park, the quality of the open space is further increased. Private traffic moves away from the residential development and the green area can be reached without crossing the road barrier. This will further enhance the entrance situation of the school and the day-care center and make it a vital element of new Urban design.
At the intersection of Hanauer Straße and Dachauer Straße forecourt is planned, which - through non residential ground floor use - represents the urban entry point from the subway into the new area. The second important square is the school forecourt, the connection between these two is also a diversified passage to the so called Campus M.
Design Concept:
The external appearance is determined by the continuation of the Hybrid M. system and is made possible by a continuous loggia zone:
- suspended sliding system with floor-to-ceiling single -pane glass elements as sound and weather protection.
- front: horizontal facade bands made of light aluminium edge sheets (continuation of the Hybrid M. system).
- in the 35m area close to Hanauer Straße, the entire logia can be pushed closed.
