Urban Planning Concept
In order to achieve a spatially differentiated and lively development structure, individual structures with different building heights are proposed. The buildings are denser towards the busier Gallitzinstraße, which slopes down to the quieter Erdbrustgasse.
The strip, a public passageway, takes up the traces of the past, extends Kollburggasse to the cemetery and thus forms a central theme for the district. Individual meeting points and playgrounds are located along this band and the buildings are connected. A central movement space with different spatial sequences is created. The outdoor areas with the tenants' gardens, on the other hand, remain quiet. Qualities arise from a compatible density of use and a mix of residents, as well as the creation of clearly codified and legible settlement areas. The structure fits into the existing urban space and the proposed path ties in with the surroundings. The development closes a gap and connects the existing neighborhoods in the area.
Description
The communal areas and the entrances to the houses are arranged along the new public path axis, so that the ground floor is activated towards the public space. The path widens again for play areas and spaces that become meeting points for the different residents.
The three-dimensional shape of the building and the arrangement of the windows and offset balconies, create a lively and airy facade. The plastered facade is given a linear structure. On the ground floor, the facade is to be planted with climbing plants. The balconies are planted individually by the tenants.
The stairwells are designed attractively, using intelligent lighting. They are either directly lit or the light is directed downwards from the upper floors via air holes. The stairwells in houses 1 and 2 in particular, characterize the access areas of the apartments with their sculptural design with the change of stairs from the ground floor to the first floor and the generous stairwell.
Apartment structure
There are 91 subsidized apartments, 50% of which are planned according to a so called "SMART" criteria.
All types from A to E can be offered, with over half of the apartments being located on corners. Each apartment has a private outdoor space in form of a loggia, a balcony or a terrace.
